• Registration at the auction finalizes each bidder's agreement to the terms
and conditions of sale. DO NOT BID unless you have registered and received a
Bidder's Card and Sale Day Notices and agreed to be bound by the terms of sale
in the Contract, as they are final upon you becoming a high bidder.
• All properties are sold "AS IS, WHERE IS”. There are no guarantees of any
kind. Buyers shall rely entirely upon their own inspection and information. Kist
Auction represents the Sellers only and does not inspect properties on bidder's
behalf.
• Property is being sold with a home warranty.
• Buyers receive Clear deed with no liens and encumbrances. Current year's
taxes are pro-rated through day of closing as customary.
• High bidder must make a $5,000.00 non-refundable deposit. Cash, cashier's
checks, and personal/or business checks are accepted. The balance of the purchase
price plus the six percent buyers premium are due within 45 days. There is an
additional $250.00 processing fee.
• Bidding starts at the nominal Opening Bid(s) indicated and is open to the
public. The Auctioneer will call the sale and control any increments of bidding.
The auctioneer and/or seller reserve(s) the right to reject any or all bids. The
auctioneer reserves the right to accept confidential and/or absentee bidding.
